By using Comp.AI (compitout.app and the Comp.AI app), you agree to these terms. They are short on purpose — please actually read them.

What Comp.AI is — and is not

Comp.AI produces AI-generated opinions and estimates about real-estate listings: a score, an estimated fair range, comparable properties, and commentary. It is built to be genuinely useful, and it is often right — but it can be wrong, incomplete, or out of date, and comparable-property data varies in quality by market.

• Comp.AI is not an appraisal and is not produced by a licensed appraiser.
• It is not financial, legal, investment, or professional advice.
• It is a second opinion. For a decision as large as a home, use it alongside — not instead of — professional inspections, appraisals, and your own judgment.

Scores and roasts

Verdicts include pointed commentary about listings, prices, and properties — never about any individual person. Scores reflect the AI’s reading of the data available at scan time and can change as listings and markets change.

Fair use

Free and paid scans are for your own house or apartment hunt (or sale). Scraping, reselling verdicts, automated bulk scanning, and circumventing scan limits are not allowed, and we may block usage that looks like any of those.

Purchases, credits & refunds

• Purchased scan credits never expire.
• Subscriptions renew until cancelled; cancel any time and keep access through the paid period.
• If a paid scan fails or produces something clearly broken, contact us and we’ll re-run it or credit it back. If you’re unhappy with a purchase, email us within 14 days — we’re reasonable.
• Purchases made through the iOS app follow Apple’s billing terms; web purchases are processed by Stripe.

Professional use (Agent plans)

Consumer plans are licensed for your own personal house or apartment hunt. The Agent plan adds a commercial-use license: you may share verdicts with your clients and use them in your own professional materials, provided you do not remove the disclaimers or present a verdict as an appraisal, a broker price opinion, or the output of a licensed professional.

If you are a licensed agent or broker, you remain solely responsible for the advice you give your clients and for compliance with your license, your brokerage’s policies, and applicable real-estate and fair-housing law. Comp.AI is a research tool that shows its work; it is not a substitute for your professional judgment, and we are not a party to your client relationships.

Your submissions

You confirm you have the right to submit what you upload (screenshots, photos, links). You give us the limited license needed to process it and produce your verdict. Listing data remains the property of its owners.

Limitation of liability

To the maximum extent permitted by law, Comp.AI is provided “as is,” and our total liability for any claim is limited to the amount you paid us in the twelve months before the claim. We are not liable for decisions made in reliance on a verdict — including offers made, leases signed, or purchases completed.

Changes

We may update these terms as the product evolves; material changes will be reflected on this page with a new date. Continuing to use Comp.AI after a change means you accept it.
